Im writing to say how pleased Lesna and I have been with the positive experience of selling our apartment in Abbotsford.
As you know, we canvassed a number of real estate contacts to get their opinion of how the process would work out and what the likely outcomes would be. Your presentation stood out from all the others in both content and delivery. Most of the other real estate people assumed that selling a place is just putting up a For Sale sign, advertising in the usual places, attending the open house gatherings (hoping that someone turns up) and selecting the best offer.
How differently you, the consummate professional, saw the job! It is clear that youve refined your approach and technique over many years. Firstly, explaining exactly what you do and dont do was a revelation in itself. Everybody likes to think theyre professional but very few are prepared to think about, focus on and perfect all the issues that arise in selling real estate. It takes time, effort and meticulous attention to detail, which you have applied in spades.
By paring down your function to include only what it takes to optimise the sale of the property and leaving the peripheral issues of running the office, doing rental agreements, etc etc to other staff, youve been able to provide what felt like a one-on-one service, to us.
Secondly, having all the necessary documentation in one folder told us that you consider our time important too. Knowing exactly what information you needed from us ensured there was no waste of time going back to the office to get this form or that.
Thirdly, when considering presentation of the property to prospective buyers, nothing was left to chance. By combining your views of the place and our experience of living there, you were able to get a good grip on the advantages of the apartment and its location. This, combined with your detailed knowledge of the local area, gave you a good idea of what the competition would be. Initially, we though you might have been seeking too much perfection when you reported on your detailed inspection of the property but after only a few minutes with you, we were able to see, through buyers eyes, what was there and in the end, we found that the detailing work consolidated the overall value of the asset.
Finally, when the building was put on the market, you had already primed the pump by engaging the interest of a number of prospects while all the preparatory work was in progress. Anybody looking in from the outside might have thought that having about 15 people turn up to the very first open-house session was just good luck but it takes a professional who really listens to prospects to get them feeling that they need to see the place, so luck had little to do with it.
Personally, I am the last people on earth who would sell a property the very first day it was put on the market. To my surprise however, thats exactly what I did and subsequent events have shown that your vast experience was the best guide in knowing that todays the day!.
Looking back through the process, it feels as if you are the conductor of an orchestra bringing together all the various aspects of real estate, getting all the different parts doing their bit at the appropriate time so that at the crescendo, everybody was in tune and the outcome was the best possible.
